Windermere Monthly Statistical Reports have been reformatted.

   1. Improved visual presentation is the primary change.
   2. A summary page was added to every report as page 1.
   3. A Sold Above Listing Price graph for the past three calendar years and the current year was added as page 4.
   4. MAJOR CHANGE: “How CDOM Impacts Sales Price” (page 5):
      1. The analysis is based on CDOM (Cumulative Days on Market) rather than DOM (Days on Market).
         • The goal is to include First Look market time in CDOM, which is why we labeled it CDOM, not CDA.
           • However, it has not yet been determined whether the First Look market-time data can be calculated accurately.
      2. SP/LP (Sales Price to List Price) uses the listing price at the time the listing went Pending.
      3. SP/First LP replaces SP/OLP. OLP (Original List Price) was previously the OLP of the sold listing; it did not look back at previous listings. First LP is the first list price of any listing until the property was off the market for 60+ days or new-construction status was changed to “Complete”.
         • The goal is to include First Look’s first list price, just like including First Look market time.

• New and old reports will be published through 12/31/26.
• The new reports for the larger areas (Eastside, King County, Seattle and Snohomish) have been checked for accuracy. Smaller areas have been spot-checked, but there are over 100 reports and not all have been checked. If you see anything that does not look correct, please report it to ebs@windermere.com.
• Townhouse reports are available. They are less than perfect, but better than nothing. We want input on how to improve them.
  1. Townhouse is defined as either a Residential or Condominium style 32.
  2. Pending data is not provided. We are unable to count pending sales in the same manner the NWMLS reports pending data to us for Residential and/or Condo. Consequently, we base months supply of inventory on closed sales, not pendings.
  3. New listings are not currently reported.
